There are several different flags used to describe various items:

RARE         - these items are generally more powerful than average
ARTIFACT     - these items are much more powerful than average
               There will only be a limited number of rare and
               artifact flagged items in each area.

UNIQUE       - an item that was created with randomized stats
               All items have a chance to be random, and more powerful
               items (rare and artifact) will be random more often.

REMARKABLE   - a more powerful than average random
EXCEPTIONAL  - a much more powerful than average random
EPIC         - the most powerful kind of random, very rare

ANTIQUE      - an old item which is no longer obtainable
RELIC        - a powerful old item which may no longer be obtainable

Note that antique and relic items are created fairly often, as areas
are updated and items are changed.  There are some relics that are
extremely old, and there is a limit to how powerful these items can be.
